In Auckland, you can subdivide rural property to create a new lifestyle lot through the protection of significant wetland.
Wetlands are found naturally throughout New Zealand and the world and act as carbon sinks. They store carbon and harvest many benefits being essential for the environment.
With the help of an ecologist (environment specialist), my company and I have made an application to Auckland Council to protect the wetlands on my client's property in perpetuity (forever). This requirement to protect will be registered on the new land title.
I am working on such a project at the moment.
I did a site visit to a farm recently. My job was to check where the new driveway would be formed from the road to provide access in to the site.
In return for protecting a natural wetland, the property owner is given permission to create a new 'lot' that they can sell.
Certain requirements must be met, such as:
The new 'lot' must be at least 1 hectare in size (10,000 sqm).
Vehicle access in to the site must be proven
The wetland must be of 'significance'
Only 1 house can be built on the lot.
My company specialises in rural subdivision with engineers, surveyors and planners.
